Boise Skyline Continues to Change with the 19-Story Ovation Project
Located at the corner of Front Street and 6th Street in downtown Boise, the Front 5 building was initially built and used as a warehouse. Then it functioned as an office space, and today it’s sitting empty. But before too long, all of that will change again.
The new building construction is said to be 19 stories tall—just like the Zions Bank Building in downtown Boise. Yet there’s one key difference. The new Ovation project will actually come in about 100 feet shorter. Nevertheless, it’s going to have a major impact on the city’s overall skyline and usage.
Ovation Project Developments
Plans for Ovation include a total of 209 apartment units, as well as commercial space available on the ground floor’s street front. The address is within a short walking distance from some of the downtown’s best restaurants, and Trader Joe’s is right across the road.
That level of convenience can make a big difference for attracting qualified renters in today’s competitive market. Amenities matter, and it’s even better when multi-family properties can advertise the benefits of having different commercial venues and things to do in a tight radius.
A site that was once a “dead zone” in the city will quickly become a hotspot for new residential and commercial space. It only makes sense to expect more of these projects on the horizon. Multifamily housing demands are high, and there are still plenty of properties that could be converted into long-term investments.
Boise’s Need for Multi-Family Housing
As the Boise population expands, the need for quality multifamily housing is even greater. But that doesn’t necessarily require brand-new builds. Investors might be able to take advantage of existing sites and end up with an even stronger portfolio.
